When your commercial roof is doing its job properly, you tend not to give it a second thought. But in order to keep your roof in its best condition for serving you, your employees, and your customers well, you should show your roof some TLC once in a while. Now that we’re in the transition from winter to spring, it’s really a good time for you to pay a little attention to the roof over your collective heads.

A commercial roof serves many important functions; it covers your business, protects it from the elements, provides insulation, and helps to support the structure of the building itself. How is a commercial roof different from a residential roof? It’s mainly a difference of scale and scope, but it usually also involves a difference in slope as well. Residential roofs are commonly steeper in pitch, while commercial roofs typically cover more space and are thus often designed as flat or low-slope roofs. Because of their generally lower pitch, commercial roofs can also carry greater potential for leaks.

Your home isn’t the only thing that needs occasional roof maintenance. Just like your home’s roof, the roof on your commercial building needs to be shown some love, too. In fact, since most commercial roofs are flat or low-slope, they typically require more frequent inspection and routine maintenance. Many times, commercial building owners or business managers just don’t pay enough attention to their roof, and this can lead to a premature roof failure which could’ve been avoided. Now that spring has sprung, it’s a good idea to give your roof a once-over.

A Spring Cleaning Checklist for Your Roof

Paying some attention to your commercial roof in the spring (along with any change in seasons) can save your business some money in the long run. A little preventative maintenance can go a long way, and the earlier you can detect any roof issues that need addressing, the better off you’ll be. Here are a few items to put on your spring commercial roof checklist:

  • Clear Away Branches & Debris

It’s important to make sure that no nearby tree branches are getting too close to your roof. Prune any branches that are directly overhead, or that are in close proximity to your business. This will help to protect your roof itself, and it will also help eliminate some of the leaves that could make their way into your gutters. Spring is a great time for tree pruning in general, and it’s actually healthier for your trees to cut away some of their dead spots.

  • Clean Your Gutters if Needed

Hopefully you cleaned your gutters (or had them cleaned) in the fall, but you might be surprised by what can still make its way into your gutters over winter. Better to start the spring and summer with gutters that are primed and ready for directing off the flow of water from any upcoming downpours that are common to the warmer months.

  • Check Your Roofing Material

Whether your commercial roof is comprised of EDPM, PVC, TPO, modified bitumen, buildup roofing material, or metal, now is a good time to assess the overall condition of your roof. Look for signs of leaks, and check for the effects of weathering and the general wear-and-tear that comes from years of service.

  • Don’t Forget the Seals & Flashing

When you’re assessing your commercial roof, be sure to look for broken seals at any connection points, as well as around the flashing. If your roof has skylights, you’ll want to inspect the seals around those as well; failed seals around skylights are a common source of potential leaks. You’ll want to check any flashing itself, too. Most flashing is made of either aluminum, galvanized steel, or copper. Metal flashing can get eroded, rusted, or worn out over time. If you happen to notice any exposed underlayment or roof decking, it’s definitely time to take some action.

  • Resolve Any Leaks You Find IMMEDIATELY

You may not be able to notice a leak from above, but you can probably find potential signs of water penetration from beneath. Any breach in your roofing system can be a portal of entry for water, especially during a spring or summer storm. Once water starts to get into your building, the damage done will only continue to increase if not dealt with promptly.
