Roofing costs continue to rise

We mentioned in our last blog that roofing costs are rising in 2022, and in fact have been rising for quite a while. The current rate of roofing price increases has a lot to do with roofing material costs that rose significantly thanks to COVID-19 in 2020 and 2021. But now that we’re (hopefully) on the tail end of COVID, you might think that metal roofing costs and other roofing solutions would finally come down in price. Unfortunately, that really hasn’t been the case in 2022.

What’s leading to the current wave of roofing cost increases, then? Much of it comes down to the fact that manufacturers have had to raise their prices for the roofing products they make, due to roofing material cost increases they’re facing on their end. Global pricing factors include ongoing supply and demand issues, the extended financial repercussions of Russia’s invasion of Ukraine, and the fact that fuel costs have now reached unprecedented highs.

So, what will it cost me to replace my roof in 2022?

That’s a great question, and there’s really not one simple answer. That really depends upon the particulars of your roof, and on whom you entrust to do the roof replacement job. But in order to gain more perspective and insight around the answer to this question, you should also ask yourself a second important question: “What will it cost me if I don’t go ahead and spend the money to replace my roof now?”

Your roof is honestly one of the most crucial lines of defense for your home or business structure. If your current roof isn’t doing its job properly, then the cost of putting off a needed roof replacement could end up being much higher than deciding to invest in the right roof solution now!

How do you know when it’s time for a roof replacement?

You should start by conducting a thorough assessment of your roof’s present condition. The earlier you catch any problematic roof issues, the more options you’ll have for addressing them, and the better your chances will be of preventing the emergence of some more serious problems. What do you need to look for? Here are some key checkpoints:

• Damaged or Missing Exterior Roofing

Any warped, curled, broken, split, loose, or bald shingles will need to be replaced. The same applies to any damaged wood shakes, tiles, metal panels, or other roofing material you may have in place. And any visibly exposed underlayment or decking is definitely a red flag you can’t ignore.

• Loose Nails & Fasteners

Look for any roofing nails or fasteners which have popped up, or are otherwise exposed or loose. Each is a potential source of leak development.

• Missing or Damaged Flashing

If you find any metal flashing that’s loose, corroded, rusted, or missing, that will need to be replaced.

• Chimneys, Vents, Skylights, & External Features

Cracks, damage, or improper seals around any of these types of roof features will likely lead to leaks if left unattended.

• Gutter & Downspout Flow

Make sure your gutters and downspouts are flowing properly; any blockages can lead to gutter damage, fascia & soffit damage, roof rot, and other structural damage. If it’s time for a roof replacement, then it often makes sense to plan for a gutter replacement too.

• How Many Seasons of Service?

Some roofing materials last much longer than others, but no roof will last forever. Sun, wind, and regular cycles of precipitation all take their toll over time.

What about roof repair options?

Roof repair could be a viable option for you. Much of that comes down to the age of your roof, how structurally sound it is, and the workmanship quality of your original roof installation. Many roofing contractors will simply recommend an entire roof replacement by default. But at Skywalker Roofing, we don’t just push for replacements. We’re here to help people, and we won’t bully you into a roof investment you don’t necessarily need. We’ll always be honest and objective when it comes to laying out all your available roof solution options. And yes, we also offer quality roof repair services!

How is a roof replacement cost quote actually determined, anyway?

After making a fair analysis of your roof, a roof replacement may honestly be your best solution. But what will that end up costing you? The answer depends upon a number of factors, including the following:

  • The style and pitch of your roof, along with the age of the structure itself
  • The amount of decking and underlayment that will have to be replaced
  • Any skylights, chimneys, vents, or other roof protrusions that might need to be addressed
  • Which type of roofing material (architectural shingles, metal roofing, tile, wood shakes, synthetic/composite roofing, etc.) you choose for your new roof
  • Whether you plan to include a new gutter installation or gutter replacement
  • Who you choose to partner with to provide your roof installation

While we’re speaking honestly, let’s be honest – there’s honestly no such thing as a cheap roof. Sure, you can shop around to try and save a little money, but a roof replacement is going to be a significant investment, no matter how you slice it.

And when it comes to roof replacements, cheaper isn’t necessarily better

Cost factors aside, you really don’t want to have a cheap roof covering your home or business. When it comes to protecting your home, your family, or your business, it just isn’t worth it to cut corners or take chances. If your roof needs replacing, you want the job done right so you won’t have to replace it again anytime soon!

We think one of our satisfied customers put it best when he had this to say about why he chose Skywalker Roofing:

“I am way too poor to buy cheap. I can’t afford to do this twice, so I need this roof replacement done right the first time!”
