High-pitched roofs aren’t common in these situations, as they’re more expensive to build and are less practical for wider roof spans. For this reason, large commercial facilities tend to have flat or low-slope roofs. Several different types of material are used to cover commercial roofs like these, but some have more benefits than others.

What’s the Best Material to Use for Your Commercial Roof?

There isn’t one single best option for every circumstance, as it really depends somewhat upon the size and slope of your commercial roof, along with the budget you have to work with. Most commercial buildings have either low-pitch or flat roofs. As a general rule, the flatter the roof, the greater the potential for leaks, and the more frequent inspections you’ll need. Here are four of the most recommended commercial roofing material options:

  • PVC Roofing: PVC (short for polyvinyl chloride) is a plastic recognized for its affordability and durability. PVC is resistant to chemicals, making it ideal for commercial or industrial facilities, as well as restaurants or other buildings with grease traps on the roof. The membrane provides effective UV protection, and is both flexible and durable. If properly installed, a PVC roofing system can last 20+ years, and requires only a minimal amount of maintenance.
  • TPO Roofing: TPO (short for thermoplastic polyolefin) is one of the more popular commercial roofing materials in use, thanks to its reasonable price point and reliable service. TPO is currently the fastest-growing segment of thesingle-ply commercial roofing market, and is resistant to dirt, bacteria, algae, and debris buildup. It also includes built-in UV protection.
  • EDPM Roofing: EDPM stands for ethylene propylene diene terpolymer. It’s a synthetic rubber material commonly used in commercial (as well as some residential) structures. It’s available in three levels of thickness, each designed for increasingly greater longevity. One advantage to rubber roofing is that repairs are usually quick and inexpensive. In the past EDPM only came in black, but now there are white-on-black options in response to the growing popularity of cool roofs.
  • Metal Roofing: Even though single-ply roofing is still popular, a commercial standing seam metal roof is really your ideal solution for any roof with a slope of 2 inches or greater. While metal roofing is more expensive than a membrane or built-up roof, it’s also much longer lasting and needs much less maintenance. It’s easier to clean and retains its finish longer, too. The metal substrate itself should really last you a lifetime as long as it’s covered with a good protection system like Kynar 500.
